Welcome to our new members. The Elephant was pleased to have been able to serve Tom & Tina, the proud owners of a gorgeous Hemlock we scooped up right away, and Jan & Jerry secured an equally beautiful Maple. They’re already getting acquainted in the Hood. Welcome to living the dream, everyone. Two ARCH homes sold at basement bargain prices for these times. The Sammamish floor plan is a rare find as there aren’t many in Trilogy and to find 1,670 sq. ft. for around $430K is insane, bare bones or not! Way to go. I’d be buying me some upgrades there. It’s a plan with a great flow they should be able to enjoy for a long time. The Vancouver was very nice but just a few lots from Trilogy Parkway noise.

Selling price comes down to location, fits and finishes, view and proximity to the Cascade Club. The Hemlock at $729K had modest upgrades, ceramic tile counters in the kitchen, white appliances and carpet in the Master Ensuite. Adversely, The Hemlock at $941K is on a super big lot on the golf course, has professional landscaping yet ceramic tile counter-tops. Location, almost always, trumps upgrades in resort living. Space and privacy are coveted. The Maple at $960K is close to the social hub and has a big back yard on the popular 17th fairway where there are no homes on the other side. The Maple at $815K is, literally, the most northerly Maple in Trilogy.

Trilogy at Redmond Ridge is the only Resort Community of its type that will ever be this close to one of the 20 most populated cities in the United States of America, Seattle. It takes years to get a grip on how unique each home and home site is in our community. There are many new Brokers, just now, finding out about our little, secret Paradise and I see lots of mistakes. Be sure, when you’re thinking of selling, to consult with someone with specific experience here. I always recommend you hire someone good over someone nice. Your bottom line will thank you.

Pending sales are contracts between Buyers and Sellers that have reached agreement between the parties and are simply going through the waiting period for Sellers to pack and Lenders to get appraisals and loans ready. The fact that Pending statuses dropped 60% from October to November is a sure indication that the Winter slow is upon us. Not many Sellers secured offers. Notwithstanding, there is still some activity out there.

I’m surprised the stand-alone Townsend took nearly a month to sell. It’s on an enormous lot that could have been displayed as a park-like setting. I’m sure that kind of a presentation would have netted more money over a shorter time. It’s a very rare home site. The Discovery, at $508K, was priced too high to begin with, in my opinion. We’ll see when it closes escrow just how that strategy pans out.

Strategy can be a very important element of marketing your home during the slower holiday season. Each floor plan and location are different. A good Broker will know which homes and locations will move during the slow times and which have better odds to pull their homes Temporarily Off Market (TOMK) and freeze the days on market (DOM) from accumulating on the Multiple. A buyer will be less afraid of what’s wrong with a home that shows 26 days on the market when it comes back available than a home that shows 56 days. The Pachyderm recommended two Sellers wait. They listened. We always strategize to maximize proceeds. It’s inherent. They’re enjoying the holidays and will be standing at attention when the January flurry, which happens every year, begins.

A Record Year!

The previous Record for Trilogy Home Sales was 112 and it include new construction homes, as well as resales. The fact that we have a few weeks left and have 117 closing year to date already says that the market is very strong. Also, notable, we haven’t had a single short sale or foreclosure the entire year. I’d anticipate an even bigger year in 2017 now that the cat is out of the bag and new Broker faces are popping up left and right. They’re calling me and asking what homes we’re getting ready with eager buyers in their back seats. This should bring more buyers for those of you who will be selling in the coming year.
