I had corresponded with the Seller of the Union plan that ultimately sold for 19% under the asking price. It is an A.R.C.H. home with government regulated pricing and stipulations to qualify to purchase and they’re a very different animal apart from a conventional sale. In addition, they’re typically not in the greatest locations because they were not a profitable sale for the developer, but Shea had to offer so many of the 1,523 total homes to the program. It’s not unusual for Sellers such as this to call me for expertise and then think they’ll save a couple of commission points and hire a discount broker. I’ve been used a ton only to see poor outcomes for those with such poor scruples. The only thing is there’s a big difference in having the information and being able to execute it. This has happened countless times to me however I’m not an “I told you so” type of person rather I always feel badly for the Sellers who made a bad decision. Bad locations always present a challenge for a listing broker, especially when there are so many other great opportunities in Trilogy. Having a bad location and the stipulations and minimal fits and finishing with an A.R.C.H. home present an even larger challenge. I have sold many, many A.R.C.H. homes and I’ve never given one away. Perhaps with my new rate the rest of you won’t have any excuse to invest in Elephant insurance, 18 Years in Trilogy won’t do you wrong.

There are four homes remaining in escrow at the end of month. There were an impressive dozen at the end of July which contributed to the record August resales month you’re about to see. The previous record was 17 sold during July of 2021. Only the new construction days cultivated larger numbers where we sold 32 in one month. I once secured five of 13 sold in 10 minutes during a lot release drawing.

August’s 18 sales more than tripled any given month year to date apart from May and it doubled that. Having a huge month like this reveals a good deal of information because you have several representative floor plans from each collection which can reveal trends or patterns.
Crazy enough, the first 10 sales were all attached products. The most expensive of the 10 just slipped under one-million dollars at $998K. This was one of two Sammamish plans, and another sold in July. These were the first Sammamish sales in nearly three years; the last being in November of 2020. I like the floor plan but there were very few of these built or sold as the Union plan fit on the same foundation and was the much more popular plan when built from the ground up.
The Angeles is just as rare even though it came out a few years before the Sammamish. There was no model of Trilogy’s smallest floor plan and few were sold. This sale was unlisted meaning that a licensed broker had this one up his sleeve and a yardarm was never installed in front of the home.
The Bainbridge and Whidbey represent the smallest of the stand-alone collections residing in the “Island Collection” and the Maple and Forest plans hail from the “Forest Collection”. With the attached plans coming from the “Port” and “Lakes” collections, the only group not represented during August was the “Estate Collection”, the largest of floor plans.
