Home in Bold & Green; the Elephant serving Buyers!

 Last month the two least expensive homes to sell were Discovery plans at $596,560 and $620,000. They took six and eight days to reach mutual-agreement. This month it’s two Discover plans again starting out the price of sales at $587,000 and $590,000. They reached M.A. in four and 14 days. An Orchard, selling in six days, rounded out the homes under $600,000 at a sale price of $598,000. The Bainbridge in red was sold unlisted and not presented to the over 21,000 Realtors in Washington State. In my opinion, this is usually a mistake and the $693,200 sales price may suggest I’m correct. It’s the lowest price brought for a Bainbridge reaching mutual-agreement in 2017. Every other home $778,250 or under was either smaller or an attached product. The average home acquired new recording numbers after just eight days on the market. Yes, things are still hot.

The Vashon shows as 1,690 Sq. Ft. on the Multiple but I don’t see an addition and the blue prints for a Vashon are 1,568 sq. ft. plus another 10 to 14 more for a Bay Window so I think there’s something wrong there. Prior sales of the same home show less square footage. The larger Whidbey starts at 1,671 Sq. Ft..

The Madison is a very special home with an outdoor custom designed, covered patio area with fireplace which ensued a bidding war and multiple offers. There’s a skill to helping your Buyers prevail in these situations without over-paying. Knowledge and good relationships with fellow Realtors helps. The average home passed the home inspection process, if they had an inspection, and got in line to close escrow in 13 days. The smoke in the air could be someone pouring a little water on the coals. We’ll see how quickly homes go pending next month. It’s too early to tell if we’re going to have an Indian Summer of sales. The home in red experienced another six-figure discount from our discount brokers. I may be beginning to understand what they mean by a discount. It was a lovely home on the golf course, in fact, the very first home ever purchased in Trilogy. I would have played on that but I don’t see it mentioned. None-the-less, we wish the lovely Sellers all the best in their new adventures. They will be missed. The Redford is the highest asking price for its floor plan in Trilogy history. Did I get it? Stay tuned and, again, all the best of fortune to our social butterfly Seller as he shares his kindness and charisma with his new and fortunate community.

Remember: This inventory is as of the last day of the month. Statuses have likely changed by the time you read this. I pull data after midnight the last day of the month then, analyze and calculate. Accurate reporting takes a bit of research.

Inventory at month end is half of the eight we had as June closed out. It doesn’t mean much. There hasn’t been much hanging around long all year. See the graph below. Inventory has been consistently low driving prices to new heights. The longer days on market can be for many reasons including, location, timing with competing Inventory or no reason at all. Sometimes we’re just waiting for the right rear end for the seat.

The Vancouver is priced attractively, immaculate, on a greenbelt and marketed well. Should you have a friend wishing to join Trilogy, you’d be a Hero for telling them about this very special opportunity.

Several of you lately have been thanking me for these market reports saying, “You are the only one who does that”. You know who you are and I want to thank you for sharing your appreciation with me. I’m super happy you have found the information helpful. It’s a crazy world out there and I feel someone needs to put the facts out there. I, truly, love to help keep the Members in the know. It prevents them from perhaps, spreading or believing incorrect information and, for most of us, our home is our biggest asset. It pays to have a good grasp on its worth.
